Don’t just call the name on the sign when you see a house for sale!  That agent is working for the seller, which means that the seller is their client and they will look out for their best interest!  When you are represented by a "buyer’s agency" agreement, we still show you homes that are listed by other agents, but our duty is to YOU!  As your Realtor we owe you the duties of confidentiality, obedience, good faith, full disclosure and accountability.  Wouldn’t you rather have someone work for you rather than against you?

Purchasing a new home can be one of the most rewarding experiences of your life.  Your new home should be a very special place where dreams come true and you welcome old friends and new neighbours alike.

This is a very sensitive and emotionally charged experience for first time buyers and experienced buyers alike.  Using a licensed professional Realtor is a good idea.  Although it may look easy this is a very complicated and serious experience that requires professional assistance from start to finish.  You should pick "one" Realtor to work with so they get to know your wants and needs, and who understands your financial situation and your required time frame.

If you don’t have financing prepared we can guide you to mortgage brokers that have the capability, knowledge and professionalism they have proven on previous occasions of working together.  If you have done your financing already, make sure that you are pre-approved not just pre-qualified.  Pre-qualifying is a very simple process, which is merely verbal.  Where a pre-approved buyer is actually approved for a loan of a certain amount, a pre-qualified buyer is only told that they might  be approved for a certain amount.  This could save you a lot of time, money and emotional stress!

As your Realtor we check the MLS (Multiple Listing Service) listings daily and inform you of any homes that would suit you.  If you prefer we email these listings right to your home or office.  You can look over the information at your convenience and if you see one you like we arrange for you to view the property together with us when it is convenient to you.

When you find the property you wish to buy, we prepare your offer for you.  There are many things to consider such as recent sales of homes in that neighbourhood that are similar in size, quality, and age, and local conveniences and amenities.  We  ensure that your contract meets all the legal requirements, and give you advice on how to create an offer that will have the best chance of being accepted at the best price and terms possible for you.  We would also include conditions to protect you if a particular requirement were not met such as a financing problem or a problem with a home inspection, etc.

After the offer is accepted, we continue to work with you to recommend the services of other professionals such as lawyers, home inspectors, insurance brokers, movers, etc.  These professionals will ensure that the property is up to the standards set fourth in your agreement and to prevent you from buying a property with disastrous consequences.
